STEP-BY-STEP PROCESS

STEP 1: CALL MATT AT FRASER VALLEY NEW HOMES

STEP 2: SCHEDULE SHOWINGS

Once we’ve narrowed down your search, it’s time to go kick down some doors! Getting out there and seeing homes in the flesh can help you refine your needs and wants even further.

STEP 3: SELECT YOUR HOME

We want to make sure that we’re helping you find a home that you’ll love, that meets your needs, and that you would be able to easily re-sell in the future. And whether it’s the 1st house we see, or the 50th, we’ll know it’s the right one when you walk in and feel those warm and fuzzies and have that feeling of – “I’m home”.

STEP 4: MAKE AN OFFER

Once you’ve found the home that’s right for you, Matt will be there to guide you through the offer process step-by-step and write an offer that protects you and puts your interests first. Then it’s time for him to go to bat for you and negotiate on your behalf to get you your new home.

STEP 5: ACCEPTED OFFER!

WOOHOO! Congratulations, you’ve got an accepted offer…now what?! Once your offer is accepted, you typically have 7 to 10 days to do your due diligence and make sure that your financing is secure, that the title to the home is free and clear, that we investigate all relevant information about the builder and the home, and that we have the home inspected by a licensed third party inspector.

STEP 6: SUBJECT REMOVAL

Once we’ve satisfied all of the due diligence subject-to conditions of the accepted offer, we remove those conditions and make it a firm contract. This is typically when the deposit is due.

STEP 7: WAIT FOR COMPLETION

Once you have a firm contract, it’s time to get a lawyer or notary to handle your conveyancing for you, and then wait for that completion date. This is always tough! It can be hard to wait patiently for your home to complete and the title to transfer into your name.

STEP 8: POSSESSION DAY!

After the home completes and the funds are transferred from your lender to the seller, it’s time to move! When your possession day arrives, Matt will meet you at your new home with the keys, and, of course, the champagne!
