STEP 1: CALL PAUL

STEP 2: SCHEDULE SHOW HOME TOURS
After you’ve worked with Paul to narrow down your search, it’s time to get out there and start visiting some showrooms and even view completed units. Paul will work with you to schedule the viewing appointments for the homes you choose, along with suggesting others you may like.
STEP 3: SELECT YOUR UNIT
We want you to have the “Oh my gosh, I have to have it!” moment, and whether it’s the 1st unit we look at, or the 50th, Paul will work with you until you find just the right home.
STEP 4: MAKE THE OFFER
Bingo, you’ve found it! Once you’ve found the unit, it’s time to write an offer and negotiate on price, upgrades and deposit schedule. Paul will walk you through the entire offer process step by step to make sure your interests are put first and to help you get the unit you want.
STEP 5: DEVELOPER ACCEPTS THE OFFER
CONGRATULATIONS! Take a moment to celebrate that you have an accepted offer! You now have seven days to confirm your financing and read and approve the disclosure statement (these are long and boring, but don’t worry; Paul will walk you through it page by page and answer all of your questions).
STEP 6: SUBJECT REMOVAL
At the end of the seven days, if you’re happy with all of the terms of the contract and your financing is in place, your final conditions are removed and your first deposit is submitted. This will secure your purchase.
STEP 7: FOLLOW THE DEPOSIT SCHEDULE
Save the dates and be prepared to submit your deposits as construction moves along. Depending on your estimated completion date, this can sometimes take place over the course of a year or more. Paul will keep track of the schedule and help you to make sure your deposits are in on time and that you’re always up to speed on how the construction of your unit is progressing.
STEP 8: WAIT FOR YOUR UNIT TO COMPLETE
This is always tough! It can be hard to wait patiently for your home to complete and the title to transfer into your name. Keep in mind: generally, the dates can be bumped back more than once due to construction falling behind because of weather, construction setbacks, or other unforeseen obstacles.
STEP 9: DEFICIENCY WALK THROUGH
Generally, about a week or so before you take possession, Paul will make an appointment to view the unit with you and a representative for the developer to point out any visible cosmetic issues such as paint drips, surface scratches, countertop chips, etc. You wouldn’t buy a new car that has scratches and dings. Buying a brand new home is no different. You’ll have Paul in your corner to put the developer’s “to-do list” together and to make sure the items on it are fixed before you move in.
STEP 10: POSSESSION DAY!
Order some pizzas and call your friends: it’s moving day! Once the home completes and the funds are transferred from your lender to the developer, you will be issued a date and time to move in. Paul will be there with your keys, your unit information package and of course the champagne!
